If all applicants have credit scores above 650 we can approve with a regular deposit.
If any applicant has a credit score between 600 and 650 we can rent with a double deposit.
If any applicant has a credit score below 600 we are not able to rent to them.
Your combined income needs to be at least 2.5 times the rent, combined gross pay. We prefer 3 times.

Have a question, we have a low credit score. I live with my wife and my 2 adult sons and our total combined income is over almost 7,000 a month. Would we qualify with our combined income or just mine and my wife’s income?

We will consider an applicant if the income is between 2.5. – 3 times the rent. A co-signer is only needed for low credit, we don’t use cosigners for income.

Hello,
I have worked in the same field for 9 years but have changed to per diem to allow for a school schedule to obtain my nursing degree. Because of this my income has dropped a bit, if I was not to make 3 times income but have someone willing to cosign would you allow that?

We do not hold the homes that long. Once we have an approved applicant that has viewed the inside of the home and completed the application proceess, deposit is due within 24 hrs. And then the move in/lease start date is within 5 days of that. Sometimes a few days more, but not weeks. For a move in date of May 31st it would have to be a home listed and available at a much later date.

My husband and I are interested in Sunchase & Arden Villa. We are not able to move until May 31st but would be perfect candidates as renters. If there’s anything we can come up with to secure one or the other we would be more than willing to work with you!

If you are interested in a property and think verifiable income is too low, there’s a comment section on our applications and you can let my co-worker know your situation. She would then tell you what docs we need. We would not process the application if my boss feels it wouldn’t work. You can call the office if you have anymore questions.

Hello. Would it be possible to pay in advance 6 months rent? Also, I work for a local church that takes care of my rental needs. This is not listed as part of my income. How would I go about relaying this to your company? Thank you and God bless.
